This guide breaks down what different shed types typically start from, what’s included in a kit versus a fully installed build, and the key choices that can increase or reduce the overall cost.

How shed pricing works

A from-price is the starting point for the smallest standard configuration of that build type: standard bay spacing, standard wall height, standard COLORBOND® colours and the wind classification most inland Bundaberg blocks fall into. It is a real number, not a teaser, but it is a floor rather than an average.

Two prices get quoted in this industry and they are not comparable. A kit price is the structural steel, cladding, fasteners and drawings delivered to your address. An installed price is the finished building standing on your block, engineered, approved, on a slab and signed off. Both are listed below so you are comparing like with like. We offer both options at Spartan Sheds. Fully fabricated DIY kits using the same welded plate design as our builds; or fully built from the ground up by our own in-house team of highly skilled trades.

SPARTAN SHED KIT VS FULLY BUILT PACKAGE

A shed kit includes the engineered steel building components supplied and delivered to your site, ready for you or your builder to construct.  A fully built package goes much further - Spartan Sheds manages the approvals, site preparation, concrete slab and footings, construction, finishing, final inspection and handover. When comparing a kit price with a fully built price, these are the additional works, costs and responsibilities that make up the difference.

WHAT AFFECTS THE PRICE OF A SHED?

Two sheds with the same floor area can have very different prices. Size is only one part of the equation - height, bay layout, doors and openings, engineering requirements, site conditions, access, concrete and finishes can all affect the final cost. These are the factors that typically have the biggest impact.

  • Clear span - a wider building without internal columns needs heavier portal frames
  • Wall height - taller walls mean heavier columns, longer sheeting and more costly to build
  • Wind classification - a rural or coastal block loaded for higher wind needs more steel
  • Coastal grade - sites near breaking surf need COLORBOND® Ultra rather than standard COLORBOND®
  • Doors - roller door count and width, plus any PA doors, sliding doors or glazing
  • Slab and site works - thickness, footings, cut and fill, retaining, drainage and access
  • Finish - ZINCALUME®, standard COLORBOND® colours, or the matt range
  • Extras - insulation, whirlybirds, gutter and downpipes, skylights, lean-tos and awnings

Kit or installed - which suits you

A kit suits people with the time, gear and confidence to build, and a block that is already level with easy access. You take on certification, approval, the slab and the labour.

An installed build suits everyone else, and anyone who wants one company accountable from the first drawing to the final inspection. Our own tradesmen do the earthworks, the slab and the erection, so there is nobody to point at if something is out.

Do your prices include a concrete slab?
Kit prices do not include the slab. A shed kit includes the engineered steel frame, cladding, fasteners and construction drawings, supplied and delivered to your site. Fully built package prices include the site preparation, footings and concrete slab, completed by our own tradesmen as part of the overall build.
How much is council approval for a shed?
Building certification and any council planning application carry their own fees, and they vary by council and by the scope of the application. On an installed build we prepare, lodge and manage all of it, and the cost is set out clearly in your quote rather than turning up later.
Do your prices include GST?
Yes. Every price we publish and every quote we issue includes GST.
How long is a quote valid for?
Steel pricing moves, so quotes are issued with a validity period stated on the document. If it lapses we will requote - there is no charge for that.
Is a kit shed cheaper than a built shed?
A shed kit has a lower upfront price, but it is not the full cost of getting the building completed. Once you add certification, council approvals, earthworks, concrete, erection, finishing and the time involved in coordinating each stage, the gap can narrow considerably. Organising your own trades does not always mean a cheaper build either. Separate call-out costs, minimum charges, scheduling gaps and duplicated margins can quickly add up. You also take on the job of coordinating certifiers, earthworks, concreters, builders and suppliers yourself — which can become a headache if one stage is delayed or does not line up with the next. The best comparison is the total finished cost and who is responsible for managing the project, not just the kit price.
