Two different approvals
The one people forget is building approval. In Queensland, a shed, garage or carport is a building, and building work needs a building approval issued by a building certifier. That applies to most sheds regardless of whether council also needs to sign off on where it goes.
The one people worry about is planning approval, which is a council decision about whether the building suits the site — its size, height, position relative to boundaries, and how it looks from the street. You only need this when your proposal falls outside the accepted limits.
| Building approval | Planning approval | |
|---|---|---|
| Who issues it | A private building certifier | Your local council |
| What it checks | Structure, engineering, compliance with the codes | Siting, size, height, amenity and appearance |
| When it applies | Almost every shed, garage and carport | Only when the proposal exceeds accepted limits |
| Typical timing | Days to a couple of weeks | Typically 2 to 6 weeks |
| Handled by Spartan | Yes — certifier engaged in-house | Yes — prepared, lodged and managed by us |
