The southern Gladstone coast is engineered for cyclonic loading. We never carry a Bundaberg wind rating up to an Agnes Water build - the footing size, tie-down detail and structural members change.
Many blocks through this stretch carry vegetation or bushfire hazard mapping, which can add a planning assessment step. Worth confirming before design so the timeline is realistic.
