Inland North Burnett towns sit well outside the cyclonic region, so wind loading is generally lower than at Bundaberg, Bargara or Agnes Water. Ridgelines and exposed open paddocks lift the design wind speed again, so every steel building is engineered to its own site and design requirements rather than a district average.

Farm sheds still need approval

The common belief that rural sheds are exempt is wrong. Exemptions under the Building Regulation 2021 are narrow and size-limited. Generally all builds including machinery or hay sheds need a building development approval through a licensed certifier.

When planning approval applies

Under the North Burnett Planning Scheme, rural zone sheds that stay within the setback, height and site cover criteria are usually accepted development. Exceeding those, or building within a bushfire, flood or agricultural land overlay, can trigger a code assessable application.

Bushfire hazard

Much of the North Burnett is mapped bushfire-prone. This affects construction detail where a shed sits close to a dwelling.

Steep land

Hilly blocks around Biggenden, Mt Perry and the Burnett ranges can trigger steep-slope assessment. Siting, footing design, structural steel design, and drainage all need to account for the fall of the land.

Vegetation and land clearing

Rural and bush blocks across the North Burnett often carry native vegetation or regulated tree mapping. Clearing for shed pads, access tracks and drainage may need assessment before work starts.

Yes. The exemptions are limited. In general, all buildings over 10m2, including farm, machinery or hay sheds needs a building approval through a certifier.
