Shed approvals in theFraser Coast

Sheds, garages, carports and patios on the Fraser Coast are assessed under the Queensland Development Code and the Fraser Coast Planning Scheme. Boundary setbacks, building size and height, site layout and neighbourhood amenity are among the most common considerations, but the requirements are not exhaustive and can vary depending on zoning, lot size, overlays and site-specific conditions. Where a proposal falls outside the standard provisions, a siting relaxation or other council approval pathway may still be available. Wind classification

Hervey Bay, Burrum Heads and Maryborough fall within Wind Region B under AS/NZS 1170.2. Terrain category and shielding still vary lot to lot - beachfront and open acreage blocks are engineered to a higher classification than a sheltered suburban block.

What approval do you actually need?

Building approval

Class 10a structures generally require a building development approval through a licensed building certifier. Only very small, up to 10m2, freestanding, non-habitable structures fall inside the Building Regulation 2021 exemptions.

When planning approval applies

The Fraser Coast Planning Scheme triggers assessment where a shed exceeds site cover or height for the zone, is built within boundary setbacks, forward of the dwelling, is used commercially, or sits within a flood, storm tide, coastal, bushfire, heritage or character overlay.

Heritage and neighbourhood character

Parts of Maryborough and some older Hervey Bay suburbs sit under heritage or neighbourhood character overlays. These can influence siting, materials and colours when a development application is required.

Koala habitat and vegetation clearing

Native vegetation and koala habitat mapping across the Fraser Coast means clearing trees or disturbing habitat for shed access, siting and drainage can trigger additional assessment.

Bushfire

Bush-fringe lots around Howard, Torbanlea and Tiaro can sit in bushfire-prone mapping, which affects construction detail where the shed is close to a dwelling.
