Wind classification

The majority of the Bundaberg Region we build in — including the coast, Bargara, Innes Park, Burnett Heads, Moore Park Beach, Elliott Heads and Gin Gin - falls under Category C (cyclonic) wind loading under AS/NZS 1170.2. The classification only drops back to Wind Region B roughly 100 km from the coast. That cyclonic rating changes footing size, tie-down detail and cladding fixing patterns. Every Spartan Sheds is engineered to site specific wind classification confirmed for your actual lot - never a generic kit rating.

What approval do you actually need?

Most sheds need building approval

In most cases, a shed, garage, carport or patio is a Class 10a structure. Only very small, up to 10m2, freestanding, non-habitable structures are exempt under the Building Regulation 2021. Anything of a usable size - a single garage upwards - will need a building development approval issued by a licensed building certifier.

Planning approval is a separate step

Building approval and planning (development) approval are two different things. Planning assessment is triggered when a structure exceeds the zone's site cover or height limits, encroaches on standard boundary set backs, sits forward of the building line, or falls inside a mapped overlay such as flood, storm tide, coastal hazard, character or steep land, etc.

We prepare the drawings and engineering, engage the certifier, lodge with council where required, and pursue a relaxation when your preferred position doesn't meet the standard siting rules. You don't chase paperwork.

Setbacks and fire separation distances are all measured to the outer most projection of the building. 

Overlays & mapping to check

Bushfire

Bush-fringe areas around Bundaberg, Childers, Woodgate, and Gin Gin can sit in bushfire-prone mapping. Where a shed is close to a dwelling, construction details may need to meet AS 3959 requirements.

Steep land

Hilly blocks around Gin Gin, Childers and the coastal hinterland can trigger steep-slope or cut-and-fill assessment. Siting, footing design and drainage all need to account for the fall of the land.

Vegetation protection

Rural and semi-rural blocks with significant vegetation, koala habitat or regulated trees may need extra assessment for clearing, access and drainage before a shed can be sited.

Do I need council approval for a shed in Bundaberg?

In almost all cases, yes - a building approval issued through a licensed certifier. A planning approval from Bundaberg Regional Council is also needed if your shed exceeds the zone limits or sits in a mapped overlay. We confirm which applies to your lot during the quoting process.

Can I build closer to the boundary than the rules allow?

Sometimes, yes. Council can grant a siting relaxation. We prepare and lodge those applications in-house, if your design falls outside standard allowances, so nothing is left sitting in your court, you don't need to chase paperwork.

What wind rating will my shed be built to?
